Property Description
1901 Apartments — 25 Ave SW, Calgary
The 1901 Apartments were envisioned as a seven-unit boutique multi-family building for a compact inner-city lot in southwest Calgary. With underground parking and contemporary massing, the project explored how thoughtful architecture can bring density to established neighborhoods while working within challenging site conditions.
The design addressed significant back-to-front grading and tight lot dimensions by carefully stepping the building into the site and optimizing the underground garage layout. Efficient circulation, strategic massing, and integrated retaining walls allowed the project to maximize livable floor area without overwhelming the streetscape.
Clean horizontal lines, durable cladding, and warm material accents balanced urban sophistication with residential character. Each unit benefited from ample glazing, private balconies, and landscaped setbacks, fostering natural light, outdoor connection, and privacy.
Though the project did not proceed as the lot was sold, the 1901 Apartments remain a key early exploration in the Savelica Design portfolio — showcasing our ability to merge site-responsive problem solving with contemporary multi-family design.
