This modern duplex in Calgary’s inner city was designed on a compact lot to bring two family homes into a walkable neighborhood setting. Built by Lexiar Homes, the project balances efficiency in plan with a clean, contemporary street presence.

Each side of the duplex rises three storeys above a developed basement, with open-plan living on the main floor and private bedrooms above. The layouts include mudrooms and detached garages accessed from the lane, along with bonus rooms and balconies that add flexibility and light.

The exterior pairs off-white and dark stucco with brick accents and Hardie shakes, giving the homes a crisp contrast while keeping them rooted in familiar residential materials. Careful stepping of the massing and generous windows keep the design in scale with its neighbors while still feeling distinctly modern.
