DecaPlex Two — 26 Street SW, Calgary

The second in the DecaPlex series, this project continues our work with the new H-GO land use, following the lessons learned on DecaPlex One. Like its predecessor, the name blends “deca” for ten dwellings with “plex” for the building form — a shorthand for a new generation of multi-unit housing. Rezoning from R-C2 to H-GO was required, adding another layer of process and collaboration with the City.


The development is split into two buildings. One contains a pair of larger family-oriented units, while the other steps up through three levels of stacked townhomes with basement suites. Together they create ten dwellings, each with its own entry, outdoor amenity space, and access to shared landscaped areas.


Balancing the H-GO regulations with fire-safety standards remained a challenge, ensuring all units were protected without compromising livability. Suites in the mix provide affordable housing options, while the main units offer family-sized layouts that broaden the project’s appeal.


Parking is handled through a detached five-stall garage, built EV-ready, with additional bike storage and screened waste facilities integrated into the plan. Pergolas, patios, and landscaping help soften the site edges and create outdoor spaces with character.


Clad in Hardie board, brick, and ACM panels, DecaPlex Two carries forward the same design ethos as the first — compact, contemporary homes that add density and flexibility to Calgary’s established neighborhoods.
