What seemed at first like a generous parcel quickly became a tight design exercise.

The main floor is organized around open-plan living, kitchen, and dining areas, with bedrooms stacked above and bonus or recreation space in the basement. Front porches, upper balconies, and small landscaped yards provide private outdoor connections, while detached garages offer lane-access parking.
The exterior combines light and dark Hardie with brick and metal accents. Stepped façades, recessed entries, and large windows break up the massing, giving each unit its own identity while maintaining cohesion along the block.
Projects like Luxe on 4th show how inner-city development often comes with hidden constraints — layered setbacks, tight lots, narrow lanes — but also how design can work within them to deliver multi-unit homes that feel spacious and fit the street.
